Buildium is very user friendly. It is easy to learn and guide your way through.

Nachteile

I wish there were more additions to the program such as built in forms, prorate calculator to use at any time. A way to edit the lease instead of having to cancel and redo it.

Once you spend 6 months + using Buildium it gets easier.

Nachteile

They outsource their support overseas so the lanaguage barrier is defenetly there. Very little help setting things up or trouble shooting.

Account managers are never available, nor are they responsive

Rent tracking and customizable late fee policies, leasing/advertising tools, renewal countdowns, and work orders are among my favorite tools within Buidium.

Nachteile

The reporting features (especially ePay reports to reconcile credit card transaction costs on a per-property basis) are not 100% clear or intuitive. I would like to see some community best practices for various reports.

The ability to use this software so flawlessly. Information was always accurate and easy to filter by.

Nachteile

The customer service was sometimes very difficult to reach. They also shut it down for meetings a little too often!

It's set and forget for the most part. Thats if you ever get it set up.

The customer service is nonexistent on the small plan.

Accounting is clean and easy. Everyone loves the transparency with violations and reports. We love the vendor payment features.

I needed a system where everything was in one place. I love the EFT rent payment and rent tracking. It is easy to list apartments available and easy to track down applications.

Nachteile

The inability to straight invoice owners just like quickbooks does. Sometimes I dont want to pull from rent and the owner contribution is very bulky.
I wish I was able to accept more rent without having to get it approved. It makes onboarding a property difficult if I need to accept rent quickly

The customer service is one of the best parts of Buildium.

There is no way to track effectively the unit turnover process

Costly. Does not generate legal forms. United States Based so there are options we dont need (that we essentially are paying for) in canada.

I like the easy way it is to work. It is simple and efficient and expedites all needed repairs

I don't think there is anything I like the least. It is easy to use and eliminates the need to talk to someone. Upload photos helps explain what you need done

They are all in one and ever-evolving. It's very important that they listen to their customers and make changes to the software as we identify areas that need improvements.

Buildium has a friendly, easy user interface and was easy to set up in the beginning. They have a thorough knowledge base.

Nachteile

It is very clunky to perform many multi-step functions in Buildium, and many of them should be automated but aren't. Handling credit cards is a pain. They'll roll out improvements that you didn't think were a problem but not roll out functions that seem to be way more critical.

I am still learning the software, so not much to say but I am still confused. The academy is somewhat of a help, but I feel it is not complete, or I just need to hire and accountant to do it. I am so confused right now.

1. Tenant portal simplifies maintenance requests dramatically. Easy to use for tenants. Eliminates direct phones calls/emails/texts to owners and staff. Maintains records of all maintenance requests. Simplifies assignment of work orders to contractors. Overall a significant impact on increased productivity and increased tenant satisfaction.

Nachteile

Would be nice to have a search feature that would allow me to search for a transaction using a keyword or dollar amount. Would be good to allow larger attachments than 1 MB for invoices.

Being in the Property Management Field for many years, I have used many software programs, Buildium has proven to be one of my favorites. It is very well rounded and seems to cover everything that is needed to successful and efficiently run a company with so many moving parts.

Buildium is very user friendly. I would highly recommend it to other companies needing to manage their rental properties. Not only does it make it easy for property managers to manage their portfolios, it features tenant and owner portals for tenants to report maintenance requests, pay rent, and owners can review their financials at any time.

I appreciate the fact that everything you need at your fingertips. The e-signature tool is awesome, cuts back on cost. The customer service is the best! When I have questions, the reps are amazing, kind, and knowledgeable.

Sometimes, it will glitch while loading the log in page.
